1. What units do you have available? Are they furnished or non-furnished?

 

  • All available units are listed on our website. If it's listed, it's available.
  • We offer both furnished and non-furnished units.

 

2. Do you have 2-bedroom apartments?

 

  • No. We only offer 4-bedroom units.

 

3. Can I be matched with other roommates?

 

  • No. We do not provide roommate matching.
  • If you plan to split rent four ways, you must have three other roommates identified before applying.

 

4. What utilities are included?

 

  • Wi-Fi - Complimentary Hi-Speed
     
  • Water: $20 monthly fee per unit

 

5. What utilities are not included?

 

  • Electricity — must be set up directly with the City of Newark by the start of your lease date.
  • To avoid late fees, please ensure your account is active before move-in.

 

6. Do you have visitor parking?

 

  • No Visitor Parking. Parking is only available to tenants with signed yearly parking leases. Visitor parking is not permitted.

 

7. Does each tenant sign an individual lease or one shared lease?

 

  • All tenants sign one joint and several lease, meaning each tenant is individually and collectively responsible for all lease obligations.
  • All tenants are still responsible for the full rent regardless of any single tenant's actions. Tenants who wish to leave early must continue paying rent or find an approved subletter (see lease for sublease fee).

 

8. I have submitted my application. What are the next steps?

Each tenant must submit:

  • A $40 application fee
     
  • A completed tenant application
     
  • A co-signer application
  1. Every tenant is required to have a co-signer.
  2. Applications will not be reviewed until all four tenants have submitted every required item.
  3. Once all applications are complete and approved:
  4. The lease will be sent to one tenant at a time for signature.
  5. After the lease is fully executed, each tenant can log into Buildium to pay the security deposit (equal to one month's rent) and first month's rent.
  6. If signatures and payments are not completed within one week, the offer will be cancelled.

 

9. Why do I have a late fee?

 

  • Rent and parking payments are due on the 1st of every month.
  • All payments not received by the 5th of the month incurs a 5% late fee.
     
  • Electricity must be set up before your lease start date.
  • If the City of Newark charges us for your unit's electric bill, a $50 administrative fee will be applied for each month this occurs.

 

10. Where can I place a maintenance request?

 

  • All maintenance requests must be submitted through Buildium.
  • Our maintenance team responds Monday–Friday, 9:00 AM–4:00 PM.

 

11. I'm locked out of my apartment. What should I do?

 

  • To avoid lock-out fees, ensure keyless entry is set up on your phone.
  • If you require in-person assistance, please refer to your lease for applicable fees.

 

12. How do I pay the security deposit and first month's rent?

 

Once your lease is fully executed, all tenants can log in to Buildium and pay their portion of:

  • Security deposit
  • Rent
  • Utilities
  • Parking (if applicable)

Steps to pay rent via the Resident Portal:

  • Go to the Resident Center website and sign in.
  • Click on the “Payments” tab.
  • Choose to make a one-time or scheduled payment.
  • Follow the prompts to enter and confirm your payment details.

Note:

  • Your balance will display as zero after paying the deposit, but you must return to make your first month's rent payment separately.
     
  • Your next payments (for water and parking, if applicable) will be due in June, and rent resumes July 1st.

 

13. Can I pay rent with a check?

 

No. All payments must be made electronically through the Resident Portal.
You may pay using:

 

  • ACH transfer (no fee)
     
  • Credit card (3% fee charged by Buildium)
